Once you have selected your dream home, and the deposit is paid, a purchase contract will be drawn up (Contrato de Compra-Venta) between yourself and the Builder/Vendor.  When the property is completed the official title deeds (Escritura) are drawn up by a Spanish Public Notary, and then signed by both parties.  It is not necessary for you to be present as your Lawyer will have power of attorney.
